Under offer am I too late

Ive seen a resturant im so interested in ,but was told by the agent its just under offer am I too late?Can a higher offer be made if contacting to seller themselves ,or is that not allowed ,does under offer mean sold

    You are free to offer more. Nothing is legally binding at "under offer". They are of course free to ignore your offer and proceed with the party they have. I'd guess their reaction will depend on how serious and proceedable they think you are.

  • thxyou for replying am so upset its what ive searched for past 2 years ,ive even tried to find someone with funds to go straight in and offer more as it would be too hard for me to arrange if under offer now the price ,the scope for potential to expand is fantastic ,as im sadly finding out a week too late .

    Assuming commercial works in the same way as residential, unless the agent has explicit instructions from the vendor they must put any offer you make up to them. If you dont believe the agent is doing this then go straight to the seller to find out.

    Of course ultimately it will be up to the vendor, however there are lot of factors to take into account; if you offer a better overall package then they'd probably give it consideration. You never know the current offer may be not proceeding as desired etc, but they are just sticking with it cause nothing else is on the table.
