first time renter - questions

we have found a property we want to rent through a letting agent.
we are planning on quite a long term let upto maybe 5 years, we have advised the letting agent of this and they said the landlord wants a family to come into the house and make it into a "family home" we have asked if we can do some work on the house (painting walls/covering over pond in back garden/putting up satelite dish etc.) nothing major but im assuming things the landlord should give consent to before i do.
should i get written permission from the landlord or letting agent before i make these changes or is being told i can make these changes enough ? im assuming i should get some kind of written confirmation !

  • yes, get everything in writting, otherwise when you come to leave they may withhold your deposit based on the changes you've made.

    In my lease it actually states that I have to get written permission to hang a picture - so I'd definately get written permission for things like painting.

    If it's not in writting, you can never prove that you recieved permission.

    ok when we sign the tenancy i`l make sure i read carefully about making alterations aswell. do i need to get written consent from landlord or letting agent ?
  • In my case it's the landlord, but the letting agent contacts the landlord on my behalf with any querries, or requests I have, and then gets back to me (it may be the case that a landlord passes this over to the letting agent to sort out on their behalf - I imagine it can differ depending on landlord and letting agent)- when you get the lease read it thoroughly and I'm sure something will be stated in there about making changes or alterations to the property.

    Also, if you ask, I'm sure that the agent will clarify this for you.

    Even with written permission you may need to either leave the changes you have made or put the house back as it was before you leave. This is especially relevant to the satellite dish - these are often thrown up with no regard to what permanent damage is being done to the building.
