Do you ask agent any questions before a viewing?

Once a viewing has been arranged, do you ask the EA any questions such as whether the viewer is a FTB or has a mortgage in princiaple?

Any decent EA should give you this information anyway. For example, my staff tell the Vendor, the viewer's name, position (FTB, Cash, SSTC etc) and whether they have an AIP.
I think this information is essential and by the EA asking these questions before the viewing is booked, hopefully, the Vendors time will not be wasted by people viewings that can't afford it etc.My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say

I am beginning to ask these questions.Having 2 teenagers and 2 dogs to get out of the house for a viewing is not an easy task. It can seem fruitless when getting feedback from the estate agent that the people that have just viewed really like the house but have only just put their own house on the market or that they are just looking around and they are not really sure if they can afford that much.
I feel like saying "what, so ive just argued with the kids,scrubbed my house from top to bottom,and froze my **** off taking the dogs for a walk out of the way, all for nothing"?

Totally agree. I even advise vendors not to accept viewings from people who haven't put their house on the market, there's just no point. If they have got their house on the market, I phone their EA and see how it's going as well.Scar tissue that I wish you saw, sarcastic mister know it all, close your eyes and I'll kiss you cause with the birds I'll share this lonely view.0
