    hiya , how can i obtain the details of the new bandings in wales 2005, i used the system martin has explained on his latest new letter, and it looks way out i used the exact house selling price in 2001 to work out the value in 1991 how do i work out the banding in 2005?
    another point i wud like to ask but dont know how to ask with a direct link to the main new article, is : what happens if you rent a house and find the council tax you pay is high or the property is banded wrongly?

    You can check on the online check you council tax band site if there's a pending reassessment, my cousin bought a house with extension and it showed up there.

    We had a reassessment on our house a few weeks ago. They had notification of the extention and also a sale showing for November last year which didn't actually occur, but that is why she came.

    I tested the point that the owners haven't actually sold and that re-evaluation shouldn't take place until sale of the property has taken place. She didn't actually seem to know very much! Anyway, they sent us a letter and the valuation hadn't changed anyway so I don't get to start a fight :rolleyes:

    We moved in July 2006, a large extension had been added in 2004 and we should have moved up a band. In fact without the extension we should be in a higher band!

    Haven't heard anything........yet!

    Anyone know if they can backdate the anding to the date we moved in?

    I know this is an old thread ... but we have just bought a property for the first time and we got a letter a month after moving in saying the council wants to come around and reassess the property. Does this happen everytime a purchase takes place ? The previous owners had done 2 extensions in 2002 ... so does it seem likely that they will put our band up and we have to pay the higher amount ? or the new owner if we sell ? Thanks in Advance !

    If an owner of a dwelling has carries out improvements/extensions the CT band cannot be increased until he sells that dwelling. An inspection will determine if the band needs to be increased. Only if the work carried out puts the 1991 value (England and Scotland) or 2003 value (Wales) into the next CT band or higher would the band be increased. Not all alterations will give rise to an increased CT band, it will depend on several factors.

    As the previous owner of your home carried out alterations, if the band is increased then it will be you (and any succeeding occupier) who pay on the increased band. Inspections are usually only made where alterations have been carried out by a previous owner.

  • My experience from my current house is that the local council dont re-evaluate the bands when you buy a house.

    My house is a 3bed semi and its a band B. The 2 houses either side of me are identical, and are band D. I am not sure why. The only thing I can think of is that all the houses have had extensions on the back of them, including my own. So maybe the other houses were re-evaluated when the work was done, but mine wasnt? All the work was done by previous owners, so its not a case of the bands being changed when a house changed ownership.

    Anyway, i didnt complain and noone else did, so im happy paying 2 bands lower for my council tax.

    If you don't they'll estimate, probably a 2 band increase. So you appeal and if you don't then allow an inspection of your home to establish facts, when the appeal goes to a Tribunal hearing the Tribunal will insist on an inspection before they can hear the appeal. The Valuation Office Agency (who deal with CT banding in Eng and Wales) do have legal rights of inspection.
