does an EA have to give you an honest answer to a direct question e.g. how many other viewings has this house had0

An EA can not give misleading information, they have to answer all questions relating to the property honestly. The number of viewings is irrelevant, how many offers have been place is important.0

Seen the property (2nd time today) there are people living there at the moment. Proposed compleation date mid september

i've sais 191000 and that's it (5 o'clock viewing didn't show). I've had enough of them now. If someone else wants to pay more then "fill yer boots" i'm not going to stop them.

if they want that bit more, as they are builders , how about saying you wil pay X amount but would require A,B and C doimg first, you have said above that a few things need updating so this would get it done for you without you having the hassle when you're in situ and ge them a sale.0

If you make an offer, you should wait for a response. As you have said, you may be bidding against yourself. Ask for a response within XX hours.
They probably would not respond unless you were in a position to buy. Have you got as house to sell? If so, would they take it in part ex?
As for the price that the buiders paid for the house. If they paid near £200K, I bet the former owners paid top whack for their new home.

EA's have come back to me
Sais that now have 2 parties intrested...myself and another.
Says both ofers have been rejected by vendor.
wants closer to 200000.
I've told EA's "Good luck to both of them"
Left 191 on table and told them to get back to me if there are any developments.
So it's good bye house. Wait till the next one I suppose
