Plans through to permission + cost breakdown

Hi there,

We've been working through various builders/ project companies to build a two storey, roughly 100m2 extension to the house/ side replacing a double detached garage to include two bedrooms, a family room, new front driveway and new kitchen.

Now for new drawings (with a full design service) pushed through local authority planning consent and a breakdown of works required to complete. This is a full project plan outlining every piece of work required and cost associated.

We are being quoted £4250 +VAT so £4950.

This is Loughton area and is this about right?

Appreciate any thoughts.

    Planning and b/regs fees - about £700
    A project plan - about £100 (but why?)
