any ideas on best mortgages rates? shoudl we sell or port over?

our variable rate with mortgage express is coming to an end in december (we could not sell property before then otherwise we had a penalty of about £7000). we are now reviewing whether we should sell the property (it is in middlesex near good schools and not far from London) or port it over to a new property. i think our rate is about 4.25% (i need to dig out file exactly). what sort of rates are available - there is about £50k equity in the property to give idea of loan to value if obviously we sell at that rate but i do know about a year ago our neighbour sold theirs (and not as nice as ours for £263 or £265K). From december i think we will be on a higher rate at about 6 something.

as we are quite skint at the moment we are wondering whether we should also sell this (value about £275K).
we have a possible tenant who could move in for 1st august at the moment whilst i have accommodation somewhere else. also when best time to sell? september?

You wont get a rate like that anymore.
Rates are going up all the time now.
Speak to a broker to check whole of market for you.
Start that at end of September, too early now.
If you wanted to do a BTL (Let to buy in your case) mortgage express is very good at that to convert the mortgage to a rental property. But alwasy ask a broker for details on the latest deals.0 -
