New TENANT

my cousin wants to move into a flat near end of april but flat is being vacated on 2nd April. can landlord impose a nominal rent of say 60 quid a week to secure the flat so that there is no void period. is this right? surely tenancy agreements end all diff time of years. any help appreciated . What is right and whats reasonable .

    It is up to your cousin and the LL to decide when the tenancy is to start. It can be any day they agree.

    If your cousin wants to move in 30th April and doesn't want to pay till then, that's fine.....as long as the LL agrees! However he may think he can find another tenant willing to move in sooner, so he will say no. He may then suggest the tenancy starts on, say, April 2nd. Your cousin can either say yes or no to this! If yes, then your cousin can move in any time they want after the 2nd.

    I am sure they can try, not sure if they are allowed, but then I cant think why not.

    We keep empty properties for a maximum of four weeks, this means that if you see a house that become empty on the 5th April, but you cant move in until 5th May thats fine, as we take a non refundable deposit from the tenant.

    Sometimes we do six weeks at a push, but then we would ask for some of the first months rent upfront as extra security for the l/l. This is to prove the tenant is serious about moving in to the property. this however is taken off the final balance on move in day.

    Personally, I would only pay from date of start of tenancy.

    If the landlord does not like that, he does not have to 'hold' it for your cousin.

    Depends how badly your cousin wants it.
