    I agree, full operation is not continuous. The system you had was one of the old style fully pumped systems by the sounds of it. Having that on 24 hours a day, would have been ridiculous, as the pump would have been continually working.

    I think had the claim amount been a lot lower, they would not have been as difficult as they are being.
    The comments I post are personal opinion. Always refer to official information sources before relying on internet forums. If you have a problem with any organisation, enter into their official complaints process at the earliest opportunity, as sometimes complaints have to be started within a certain time frame.

    As cognito as pointed out the endorsement is not well worded so could be open to interpretation.

    You mention you stayed in the home for a few days, did the pipes freeze and burst within 14 days of your stay?

    It is most likely that the FOS will tell L&G that if that was the "intention" then that is what it should have said.

    Ask the FOS to also award loss of rental income (with a fair deduction for the time the repair would have taken if the claim had been met promptly - that shows you are being fair and reasonable).

    Also ask for losses resulting from having to fund the mortgage from other resources - so that you lost or had to pay extra interest on it.
  • Thnaks for the replies - the insurance does cover for loss of rental but of course that is not in scope at the minute. The other question would be should I go ahead and try and repair and get let out again (as obviously the longer it is untenanted the insurance is void) and if i do would this go against any claim as I will have to repair to a lesser qualirty.

    Best thing is to act as though you weren't insured and get the work done. Even if your claim eventually succeeds, you would probably struggle to get full payment for loss of rent.
