One year not three. I *think* the grace period is only if you request a meter, not if the decision was taken out of your hands.

sounds silly but have a look to see if there are enough plug sockets and if they are in decent positions - this is something i always check out on a 2nd viewing.0

MIP does not leave a footprint on your credit file and is essential to be taken seriously as an FTB.
Mine did (I check my credit file regularly). It actually came up with an acceptance form saying that it would leave a footprint and I had to agree to proceed.
Perhaps they are not all the same though.
Before I went for the Decision in Principle, I was able to call a couple of mortgage lenders to get verbal acceptance for my own peace of mind that I would actually get a mortgage. They said it would all be fine subject to nothing showing in my credit file (they didnt actually check it then).0 -

It's a hassle, but from memory it's not all that dear to get an electrician to put extra in. Not something I'd pay much attention to when deciding on a property.
I'd also ask something like 'is there anything else you think I should know before making an offer'. They may tell you something useful that you wouldn't have thought to ask.0 -

Indeed, as I said "many" do not all. Our does, so it should be something a FTB like the OP should be aware of.
Its probably a good thing if living on own or with partners as charges almost certainly will be lower unless he has a swinmming pool and 3 power showers a day......0 -

We had a relatively productive second viewing I think, much more objective second time around. I'm not very good at all this gaming around though, the EA called me today and I've put a bid in, I should have played it cool and waited a day I'm sure. If they reject the opening offer then I'll definitely leave it to stew for a few more days.
My opening offer is £10k under asking so I imagine it will be rejected anyway, given the type of person I am I'll probably always think I should have offered less to begin with. I'm fairly nervous.0
