Rent Increase after 6 months

Hello there.
I moved into a flat around 4-months ago, on a 6-month contract, renting at £415 a month. Just received a letter yesterday from my landlord, stating that he will be increasing the rent to £435 if I continue to rent after the contract expires, which I had hoped to do (Phone Line & Broadband came with a 12-month contract). I think this increase is a little bit unfair, and I'm cynical toward the whole thing.
I'm just wondering what the best approach to take is to try and keep my rent down? Has anyone dealt with a similar situation? Any advice would be much appreciated.

If theres nothing in your contract about rent rises (in ours it states that rent can only go up by RPI, a month before the 12 months date in the range 3-8%) I dont think theres alot you can do. If you dont agree to his rent increase, he can just issue a S21 notice and kick you out (2 months notice).
If you've been a good tenant, remind him of this, and try and meet in the middle or come to some other arrangement. If you're good he'll probably want to keep you.0 -
Either the landlord is confident that you won't move out, thereby giving him the hassle of rerenting the property, and maybe because he knows you won't find anything cheaper or maybe he hasn't thought it through properly.
I would look at where you could move to, weigh up how much you want to stay and you can then try to negotiate.0 -
Alot of contracts specify rent increases at 6/12 month intervals.
If you dont like it then try to renegociate it with the LL or move on.. the LL has to work out whether its worth risking a void period and you have to work out whether its worth paying moving costs and if you can get somewhere comparable for the money. Unfortunately, its entirely up to your landlord if he increases the rent or not.
After your initial 6 months, it is up to you to decide if you live there or move due to increased rent.
Whether you think it is unfair just doesn't enter the equation.0 -

Have rental prices risen or fallen locally in the last six months? Have you researched to see if the proposed rent is in line with similar properties or too high? If you still think it is unfair counter with an offer to reduce the rent in line with the rest of the market.Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0 -
Dont forget that the rent increase will most likely be less than the cost of running credit/reference checks and set up fees for a new property. You really need to sit down and work out the pros and cons.:jProud mummy to a beautiful baby girl born 22/12/11 :j0
