The only reason I said 'I might' as I dont really know how to go about it - I am really motivated to move and am ringing all the towns agents every week. Has anyone got any experience of doing their own independant leaflets. Do i put on it to ring me if they are thinking of going on market with an agent, do I put my name on it? Also do you know the best website to see how many beds a house has as I can only afford a 3 bed detached and 'sold house price' websites dont have how many bedrooms. Sorry so many questions.0 -

Have you tried the gumtree.com website? You select the city at the right hand side, if its not one of the popular ones select more cities, the hit For sale tab under Flats and houses catagory, they have a lot of people selling their houses privately, worth a go!0 -
Thanks everyone for your replies. We have thought about going into rented however we have a 2 year old so dont think it would be fair to uproot him.
Guess we will just have to keep looking and at the end of the day. I might try a leaflet drop.
I also might look at the ones slightly above our price range that have been on for a while. If we are looking to pay around 310k max, what price would you view up to? Everyone keeps say offer 7-10% off asking but the nice houses in our area just seem to be going for virtually asking price so would feel abit of a lemon offering a silly amount.
Two year olds are very adaptable, if you act like you are excited they will be excited too! Are you prepared to lose your buyer rather than go intro rented? Get over feeling silly, are you prepared to waste £10-20K just to stop yourself feeling like a lemon?Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0 -
This whole exercise isn't about selling your house. It's about moving to a better house. If you can't do that, then don't sell. I certainly wouldn't go into rented accommodation with a two-year-old unless it was absolutely vital.
Be nice to your buyers and tell them the position. You can always get back to them if you do find somewhere.No reliance should be placed on the above! Absolutely none, do you hear?0 -

before our last move we did this ourselves and specifically targetted a couple of houses in a road we liked. Got one reply but didn't come to anything but we only targetted about 5 houses.
We just included our contact details and the fact we were after a 4 bed house and had sold STC. Don't put your life story or any unneccesary details. I also wouldn't necessarily put budget on at that stage either although others may disagree
Zoopla or other sites often have house details inc number of bedrooms if house has recently sold or someone has entered details onto it. You can often tell by looking roughly how big the house/plot is?
Good luck I know how stressful it can be - it took us a year last time to sell and we luckily found our current house after viewing about 40 houses in 2 weeks period once we had finally sold (and there were lot more houses on market then). We were getting rather desperate and resigned to renting before we got lucky
EDIt you did sell yours very quickly by the sound of it so you in fairness may not have trouble selling again if you need to wait until you hav found somewhere0 -
It bucks the trend and the usual advice that is given, but really wouldn't you be better to find the house you really want (rather than settling for something that ticks a few boxes but you don't really fall in love with) and then market your house to sell it quickly.
You will have take a bit of a hit on your price for your own property and you do have to hold your nerve that while you are trying to sell your house the one you want isn't sold to someone else, but it can work. That's what I did the only time I ever moved house and that was 28 years ago.RICHARD WEBSTER

To the OP - personally I would take heart in the following:
1) There were plenty of offers vs viewings
2) Your house has sold quickly
3) You were offered the asking price
This means, that should everything fall through with this buyer (fingers crossed it doesn't) you have pitched your asking price about right with the market and you would probably sell as quickly again at or near asking price as plently of people showed interest (and might still be looking)
7 weeks is not long. I waited over 16 weeks (sept - Dec) for the people whose house I'd made an offer on before I pulled out of the sale as they weren't going anywhere! I did give them plenty of notice about this - actively looked at other properties (often with their estate agents) and made no bones about it. I had to move because I'd found a buyer and so was aware that they were keen to move. I didn't love the house that much to wait for it and live in rented - very wise decision as it the house is no longer for sale as they've 'changed their mind!!'
Just keep the lines of communication going between you and your buyers and don't rely on your estate agents to pass on information (they often don't, which causes endless misunderstanindings).

not read all replies but you say you have a 2 year old. can i reassure you we have done exactly what people are suggesting - rented so not to lose our buyers and not to rush to buy the best of a bad bunch! we have a 2 year old and a baby and they have been fine - slept fine first night and never looked back. we have now been able to chose a fab house which is a do-er upper so we can do it up while we carry on renting - we could never have just moved into it so renting has worked out for the best! good luck - i was adamant i didnt want to move twice but it has been the best thing we ever did and we didnt lose our sale! You will find lots more houses coming on now spring is coming and how would you feel if your buyers got fed up waiting and found somewhere else? renting is cool - my washer broke and my landlady bought us a brand new one!0

There is one other option that nobody has mentioned.
Exchange contracts with your buyers, but with a flexible completion date, so that you can decide when to complete within a period of say 6 months. This gives you and your buyers certainty over the sale of your house, and it puts you in a very strong bargaining position over purchasing elsewhere. It also of course gives you another 6 months to find somewhere.No reliance should be placed on the above! Absolutely none, do you hear?0 -
Whether or not you're prepared to move twice is of course a personal choice, I just wanted to echo several previous posters and say that a 2-year-old is actually at a great age for moving. Children are incredibly adaptable and it really doesn't matter to a 2-year-old where he lives. It might be different if he was a bit older and already at school and you couldn't find anything in the same area but at 2 I really don't see an issue.
We sold and rented with a 1-year-old and subsequently had baby no 2 in our rented house (which BTW was larger and with a better garden than the house that we sold). We've since bought our dream family home, and I can assure you that neither child was traumatised by either of the moves
