Planning permission question?

Hi Guys,
I have a garage at the end of my garden and I would like to knock it down and re-build it, also adding a pitched roof. Does anyone know if I require Planning Permission or Building Reg's?
I have looked at the local council's (Sutton, Surrey) website, but cannot make sense of it.
The new garage will only be extended by 2 foot into the garden length ways and extended to the side of the garden width ways by 5ft , also putiing on a oiched roof, instead of the flat one it has now. It will not take up more than 50% of the garden when finished.
Can anyone point me in the right direction?

I think if the garage is within 2 metres of a boundary then a pitch roof is likely to need a planning application due to a restriction on height.0

The Planning portal is a good start.
Basically, you'll need permission if:
It's within 2m of the boundary and more than 2.5m high (At any point on the building).
It's more than 2m from the boundary and is over 3m high is single sloping roof or 4m high if it has a dual pitched roof.
It (along with any other outbuildings) will take up more than half of the outside space on your property
It projects beyond the front of the house
It creates a raised platform of more than 30cm from ground level.
Every building is different, so can be difficult to judge from a basic description like this. If you're not sure, ring your council for advice! They're there to help too. I should know, I'm a planning enforcement officer...0 -
The requirement for PP will depend on the garage's proximity to the boundary and the finished height of the roof eaves and ridge. Keep wihin the limits of permitted development and you will be OK
If this garage is well away from any other property, and will not impact on neighbours, then it is unlikley to be refused permission, and unlikely to have any action taken if PP is not applied for.
For building regs,if less than 30m2 area, or if within 1m of a boundary and it is built mainly of non-combustible materials (brick/block walls and tiled roof) then you wont need to apply0
