True test will be to see if they work on a no up front type payment arrangement so you only pay on completion0 -

Some years ago we received a glossy mag in the post showing big beautiful houses. They were offering you parcels of land to build these houses - in the small print you realised that this land didn't have planning permission to build anything and chances of getting it (in my opinion) would have been almost impossible - hence a SCAM!!0
