    Right - have revisited property with architect DB, who basically said he thought there was quite a lot of work to put right what the vendor had done, (without doing anything else) and that a lot had been covered up by carpets, decor etc. Felt lots of loose floorboards and noticed lots more too - the "rewired" kitchen has electric cable running up kitchen wall - on the OUTSIDE of the house!!! and the space for fridge freezer was only 57 cms (most appliances are 60 cms wide). Vendor had left boiler booklet - apparently was fitted by gas fitter, although neither me nor DB had heard of them (and we are local), and definitely flue is wrong - about 3 inches from window - should be about a foot away.
    Have decided to withdraw offer, increase my budget and look for something else that does not need major work. Feel strangely relieved now decision has been made, but not looking forward to the search.
