Of those posters who've had secondary glazing, how much (very rough estimate) would I be looking to pay per window? Are we talking thousands or hundreds to get the front of the house done? (3 windows).

Earpluigs seem a great idea, but I can hardly tell potential buyers they need to wear earplugs to get any sleep!

Contacted the brewery, someone is going to get back to me. I'll have a go at getting the brewery to pay for MY secondary glazing - after all, the pub makes a lot of money from After Time and under-agers, think for damage limitation they'd rather pay a few hundred quid to keep it amicable. Don't know though, never had much contact with breweries!

Will definately buy on quiet road next time, but for my first purchase I'd really stretched every penny from the lender and every penny deposit to buy at £92k, the cheapest off-road were £96-99k which was just out of my grasp!

My next door neighbour bought his property 18 months ago and paid £155,000 and he is only 2 doors from pub and also on the same main road, so hoping this isn't going to be too much of a problem in selling!

Thanks for all your tips!!! My thank you button doesn't seem to work!

robwend- my concern is more the issue of being able to sell it on to someone else! I fully intended putting it on the market Spring 07 but I need to rectify these problems before bringing a potential buyer round to view! When they ask about the noise, its no good saying 'Buy a pair of ear plugs!' I need to be able to say 'It used to be noisy but Ive done XYZ and now you cannot hear anything'.

well i sold mine. my couple where from london so used to traffic, and when your buyers view they will see for themselfs the noise surrounding the property and can make there own choice of "can they put up with it", you brought it didnt you? and if they ask about the noise you say"what noise?"its the buyers choice.
