Just a quick question.
Our tenancy ends on the 9th April and i need to hand our 1 month notice in today. I'm not sure how to word it, any help appreciated.

If your AST runs out you don't actually have to hand in any notice at all, although it would of course be nice to do so.0

I thought if you didnt give notice, and your landlord doesnt issue a section 21, then it automatically becomes a periodic tenancy, and you are still liable for the rent!0 -
it does automatically become a periodic tenency, im going through this at the moment with my landlord, the only problem is she says i have to give 2 months notice instead of 10

Doesn't have to be anything fancy just make sure you include your name(s) as it appears on tenancy agreement, the address in question and the date you will be vacating (which is in 1+ months time).0

No. It automatically becomes a periodic tenency if you stay. Even one day over the fixed term. And thereafter you have to give one months notice.
But if you move out on the day the fixed term ends (or before), then no periodic tenancy is created, and no notice is required.0
