Selling up!

Bought in 2007 for circa £110. It's a purpose built flat from the late 60's, nothing nasty wrong with it that I'm aware, one bedroom with a smaller room we currently use as a study which you could make as a babies room.

Neighbour's other half had caused us issues in the past which we had to go through a formal complaint process, but that finished at Christmas when the neighbours other half died unexpectedly.

We have since put in a new neutral bathroom & updated the kitchen (new floor, cupboard fronts etc) and redecorated throughout. We've also put in more loft insulation though it's more to do with cooling the house down during the summer than warming it up - the heating is rarely on (about 10 times over this last winter and only 20mins twice a day - the minimum I can set) or it gets too hot!

Prices have dropped, I recon it's worth about £105 if I'm lucky.

I'm getting a couple of estate agents over during the next few days. I intend to get a few quotes on the price, see if they align roughly with my estimates.

I assume I'll need to declare the state of play with my neighbours (ie we had gone through formal proceedings) but the source of the trouble is now gone (and I don't think we need to hide that) but we're moving because we need somewhere bigger to start a family.

Also I have a local allotment, I wonder whether I could mention it unofficially with the property??? I assume I can change the name on the lease to 'jump the queue'

    So, all this boils down to

    "Do I declare the dispute with my neighbour?"

    and

    "Hey folks, why don't I commit a fraud on the lease for my allotment so's the new owner of my flat can get it rather than anyone on a waiting list?"

    No, I assume I need to point it out. The previous seller just wrote 'there has been a dispute but this has been resolved' but it obviously hadn't

    and

    Wasn't aware it was fraud.

    You're aware there's a 'queue' for the allotments -

    "I assume I can change the name on the lease to 'jump the queue'"

    you ask if you can jump the queue, and then claim you

    "Wasn't aware it was fraud"


    What did you think 'jumping the queue' was, then? You're obviously aware it's not part of any official process to acquire one of these allotments......

    When I originally got my allotment it was because it was too much work for the average person to take on, therefore I jumped the queue with the parish council. Since then people have transferred the leases to adjacent plots without going through the parish council - why would I assume it was fradulent?

    Declare the former "dispute", have it valued just don't guess the price, allotment is immaterial.
