an extension can take many months and can be thousands of £s. I use Nick Plotnek (google him) for advice. You need not wait until it is all extended and registered, as you can start the process (Your lawyer will advise) and then ;assign' the benefit of the claim to the Buyer.
your previous lawyer should have advised you, so you may have a claim (causation may be a factor - i.e would the seller to you have actually agreed to pay for a longer lease, would you have proceeded anyway etc) but again , your lawyer could advise. The lawyer may have a record of his meeting with you on file where he said he told you, so that could defeat a claim though.

Yes as outlined in my earlier post on this thread I have extended which cost £600 but this will be paid when a sale goes through. It did take a couple of months from decidng to do it to having a nice new 999 year lease.
I guess my main grievance is with my current agent who I really do feel should of advised me better when I first met him. If, at that point, he pointed out it would be better to extend I would of done it then and by now would of sold and been moved out. Well I think I would!!!
My main reason for the OP was to guage feeling on the agents role and when this short lease became an issue. I am not after financial compensation but I sure intend to make his life darned uncomfortable once I have got my sale through. He never advised me correctly. I have spoken to his professional body but they don't appear to be taking my concerns on board.
I have already said to my agent that didn't he think he should of alerted me to this as being a potential issue to which he replied no as it only started becoming a problem after the middle of last year after I had asked them to act for me.

you wont get compensation from your Agent, as it is true that some buyers will not care. they found a buyer which was their brief, you just wont get anywhere. that said, the agent has shown himself to not be very good, so spread the word.My posts are just my opinions and are not offered as legal advice - though I consider them darn fine opinions none the less.:cool2:
