Do i need planning permission?

Before i spend the next 2 weeks going though the mountain of regulations, I thought someone may know. I plan to convert a brick out building to a garage. The outbuilding is presently detached. To make wide enough needs to be attached to the house, and made longer at the back. The front will not be in front of the house but will be at the back. Any thoughts?

    I'd invite an architect round to take a look. He'll tell you what permissions are required and an approximation of costs. (visits are usually free & without obligation, but check first)

    Sounds like it shouldn't need it at all although building regs might apply to some of it.

    If it doesn't project forward of the orignal house and isn't getting closer to a highway at the back, isn't within two metres of the boundary and the extensions of your house don't amount to more than 50% of your garden then you should be fine to build it if the eaves are no higher than 2.5m and the overall height 4m. It counts as an outbuilding, not an extension - even if it is attached to the house - as long as it doesn't have a door linking it to the house do not let Building Control bully you into speccing it to the same standards as the house! If someone wants to convert it in the future, that is their problem then, not your problem now!

    Thanks, It does not project forward of the house but will at the back (into the back garden) No highway for 100yards. The side wall is already part of the boundary which needs to made longer (6') replacing a fence. No other extensions ever done and not more than 50% of the garden will be taken. Hight is within limits (flat roof) and no door to house. After a quick call to the council, they say it needs PP!
