Due to massive money issues we have to give up our rented home and move back in with parents last year. Fast forward 6 months and I've now got myself a better paying job, and living back at home isn't really working out.
I know my credit rating is terribe and OH is self employed... Will we be able to rent again? We have a dog so need somewhere with a garden too.
I was thiking of offering 6 months rent in advance, will the cover the fact our credit rating is so terrible?

A sensible landlord would certainly consider 6 months rent up front. That and/or a guarantor (so if you fail to pay, they have someone else to chase for their money).
They may want you to provide proof that you will be able to pay the rent again at the end of that 6 months - or ask for another X months up front I would have thought.
Good luck!

You would probably be better with a private let not an agency. I am sure a landlord such as the professionals who post on here would appreciate your honesty about your financial issues, do you have good references from a previous landlord?Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0

I would hope we have a good reference from our previous landlord. Whats the best way to go about private renting?Annual Grocery Budget £364.00/£1500

Look in your local papers or online for private lets. Also, your corner shop windows! We advertised in shop windows and got our tenants that way.
As long as you are upfront and honest most decent landlords will be ok with you.

Hello - we are in the process of buying a flat to rent out. I've been looking at various posts, and my head is now spinning!! Is there a site I can look at to give me advice on what I need to do to become a private landlord. I know about the landlord registration, gas checks etc, but my main query is getting tennants. If I advertise in the paper, shop windows etc, what can you do about getting credit checks for tenants. Do you need to get contracts drawn up by a solicitor, and what about deposits - do you need to put it in a 'safe' account. It's all new to me, so any advice would be appreciated. Many thanks
Why are you buying a flat to let out when it seems you dont know the basics? Surely you would research before spending money?:jProud mummy to a beautiful baby girl born 22/12/11 :j0 -
OP-you'll be alright to rent through most agencies if you are prepared to pay rent up front, although bear in mind that the fees can be pricey. We definitely accept payment in advance tenants, I've just done an application for a couple quite similar to you guys: horrible credit, 1 partner self employed, one retired due to ill health. We did it on 3 months payment in advance so it's definitely possible. Just try and find an agency where it isn't staffed by morons or robots (tough I know), just because they have their own rules it doesn't mean the landlord wouldn't consider it.Scar tissue that I wish you saw, sarcastic mister know it all, close your eyes and I'll kiss you cause with the birds I'll share this lonely view.0
