NHBC - is a structural survey necessary?

I am buying a new build, so should I just get a mortgage valuation, not a homebuyers or structural report as anything would be covered by the NHBC?

Or is this naive?

    NHBC guarantee covers the new build for 10 years I believe.or more,some of the NHBC doesn't cover certain bits after 5 years,like roof tiles falling off and things like that.
    We only got a mortgage valuation and we are now selling it and our buyers have only got a mortgage valuation on the house now it is 12 years old.
    I think homebuyers reports are for older properties,say 50 years and full structural for ones over 100 years old.

    We're moving into a new build soon, and just had the valuation survey completed. Was told that is all that was needed because of the 10 year guaruntee. Although I read a few things somewhere about surveys, but this was on the second buyer, but on my post here, was told that shouldn't matter as the nhbc is tranferrable once moved.

    Also, the person buying my house from me had a homebuyers report on my house, which is only about 20 years old... Don't know the outcome of it though, as is for the buyers eyes only...

    Our mortgage broker advised us just mortgage valuation was fine on new build we've just bought.

    I suppose it depends on what you want to know.

    The NHBC would cover any defects on the original build. But it won't cover any defects in an extension, if one has been built. And I don't think it will cover subsidence, if that's started to occur since the original build.

    Also, whilst the cost of putting any defects right is covered, wouldn't you want to know if there were any defects?

    Depends on what you want, but I just offer a few suggestions for those buying a property with NHBC to think about.
    Warning ..... I'm a peri-menopausal axe-wielding maniac ;)
