    If the landlord wants to claim any cost which they claim against the deposit they would have to submit receipts to the court.

    If they dont respond proceed with the small claims court - but as a previous poster says take photos of the house and all rooms etc conditions - and have the date stamp on them too!

  • Thanks guys - as usual you are all sooooo helpful! Got in touch the Shelter helpline and they were great. Looks like it's going to be the small claims court at the end of the day. How do these people sleep at night!!!!!!!!

    this sort of either amateur or rogue landlords/ladies make me mad, as they sully the reputation of the many thousands of decent landlords around.

    I do hope you get all your £3k back - dont forget to add on "consequential losses" - all your travel to her house when she was not in/would not answer/ phone calls, letters, postage costs, cameras, printing costs etc etc.
