I would not be paying over £125,000 for a 2 bed, first time buyer home. No pics of bathroom makes me nervous and imo it needs a new kitchen. I would go in at £110K and work up from there.0

you're right - the bathroom is a bit dated but ok for me initially and the kitchen needs new door fronts. It's not immaculate anywhere but I like to be able to do stuff myself. I have found out that "they" bbought it for £131K in 2004 - wouldn't £110K be a bit cheeky for a first offer? HBOS calculator say it would have been worth £121,500 this time last year (couldn't get it more recent than that)0

I would start at £110 explaining your strong position as a cash buyer and the house has been on since June 09. Put the point accross that the bathroom and kitchen need replacing as I don't think thats unreasonable - the kitchen looks early eighties like the house?
I would be snatching your hand off for £110K cash after nearly 9 months on the market.
Its easier to go up than try to come down. Are you having a Survey?
Get a good solicitor who can guarantee a quick conveyancing i.e 28 days so they have time to move out and use that as a carrot too.0 -
