Can eaf's fees be too low??

I will be putting my house up for sale in the next week or two (once i've arranged the hip which i'm very confused about )
i have been looking in the local paper the last couple of months and noticed most agents fees are between 1 & 2% which is alot of money when our house has been valued at around £350,000.
I have noticed one ea is advertising a £499 flat selling fee, there are t&c's which i wont know until i can contact them on monday, but my feeling is if the property gets onto rightmove then does it matter who we go with or are there certain areas where it's best not to penny pinch?

If your £499 fixed fee agent takes your money upfront, throws your property on RM, then sits back with his feet up waiting for the phone to ring, then the term 'false economy' comes to mind.
If your 1% or 2% EA gets paid IF your house sells, at conclusion, if they take a professional set of photos, displays your home in a variety of locations, on the high street, in print, and on the internet, if they have a broad, active client and buyer base, and have some get-up-and-go to actually SELL your home for you, then they may well be worth their fee.0 -
Hmm, i agree, i'm thinking the most important thing is to get it on rightmove, i would assume most buyers look on there first.0
