No offence intended. I realise and appreciate the help being given. Clearly my awareness hasn't been all it should have been.
In truth I have no control over the HB payments, but I see the landlord might.
The ladies in question are on sickness benefit, their assets are of little value.
The HB assessment was delayed, festive period type excuses. The result was that there were already arrears by the time payments were flowing. The landlord has suggested that there should have been lump sum payment, I wouldn't know.
There are 4 pages of contract. I have copied some, as I would envisage, relevant parts.
The Tenant/s and Guarantor/s must satisfy themselves that they fully understand the contents of this document
and that they agree to the contents by seeking independent legal advice and / or help to understand the English language content as they feel they may need before signing this Tenancy Agreement.

and understand the content of the agreement and agree all of the terms of the agreement.

So this lady is so sick she cannot work, but has managed to find the energy to spend her housing benefits? You do understand that LHA is always paid in arrears, whereas rent is due in advance? AFAIK councils do not randomly pay LHA late due to bank holidays, IMO you are being taken for a ride - you need to stop being so passive and expecting the landlord to sort this mess out. Go round to the flat and ask for proof that payments were made late. Ring the council with the tenant present and find out how to get permission for the landlord to receive the LHA directly. I feel I have to declare a conflict of interest. I cannot advise tenant, guarantor and landlord simultaneously - especially when I'm not sure which is which!

On landlordzone, the solicitors talk of guarantor agreements having to be enacted as a deed in order to stand up in court. AFAIK to be enacted as a deed it just needs to say in the agreement that the agreement is enacted as a deed.
