Have you seen the rates :eek:
You can borrow 5.5+1 at 6% then 2.99 over libor. So £100,000 will cost £500 a month IO, going up to (4.5 + 2.99) £624.17. So stick .5 on interest rates and you will be paying (5 + 2.99) £665.83 per month.
But you "only" need to earn £100,000 / 5.5 (ignoring the 1) £18181.82 a year, which is a takehome of approx £1175. I leave others to work out how to live on £509 a month and save £100,000 to pay the capital off in 25 years.
Doing the same calc but for repayment you get (4.5 + 2.99) £738.34. Stick .5 on interest rates and you get £771.15. So you only need to get by on £400 a month and you're OK.A house isn't a home without a cat.
