Follow up HIP question

Had a number of replies to a thread I posted yesterday about a HIP not being available for a property Ive had a offer accepted on...so THANK YOU to all who replied

Today the Estate Agent sent me a HIP for the property....but it is dated Sept 2008....Is this worth the paper its written on or should I be going back to them and saying its not acceptable

    Has the property been continuously on the market since Sept 2008 (OK, there are exceptions like a sale that fell through)? If so it's prob OK. If not, a new one is needed.

    G_M is correct, as long as the property has been continously marketing since Sept 08 then the HIP is still valid.

    Whether it's worth the paper it's written on or not is another matter. :D
    My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)

    if the property has either been on the market continuosuly since sept 2008 or it came off but went back on within a year of sept 2008 and has remained on, then it should be ok, and it is then annoying for you as you will need to redo the local search (I never bother about the drainage as what property would go back from mains to private so a lender is not likely to suffer any loss either)
