hand delivering a section 21 notice?

i am about to issue notice to a tenant and i have been informed that the section 21 must be hand delivered instead of being sent special delivery in case the tenant says they never received it. I was also advised to take a picture of the notice being delivered, showing the door and number with a digital camera showing time and date. The thing is i dont live near my tenant so it would be a hassle to do this myself. Do you think it would be ok to use a courier and ask them to obtain ID from the tenant before handing the notice over? I dont expect any issues with the tenant but just trying to be cautious.

    Check your AST.

    Mine has wording to the effect that using the post is suffice.

    I would always email as well, giving notice of the notice! If not, then a text / tele call advising them. All these are traceable, and give more evidence to the fact that the s21 was served.
    I can take no responsibility for the use of any free comments given, any actions taken are the sole decision of the individual in question after consideration of my free comments.
    That also means I cannot share in any profits from any decisions made!;)

    first class post is deemed as perfectly acceptable by courts... for belt and braces th you could send two copies from different post offfices on the same day both first class and get a Certificatge of Posting for both .. courts accept these - the tenant does not have to sign anything so cannot refuse it....
