Hi,
I currently have an L shaped kitchen that was created by converting the garage and joining it to the original kitchen... all good.
We are thinking about blocking off a portion of the extension to create a separate utility room and putting in a false wall lined with units and an intenal door back in the rest of the kitchenm giving us a new room with washmachine / tumble dryer and new sink plus storage.
What would be good is to also use as a boot room, which would mean putting a new external door into the wall....
Would this require building regs and what kind of money should I be looking at.... would a typcial door/window installer be able to do it, or would a builder be required.. I am guessing I'll need some kind of lintel etc

Well, I am no expert but whilst looking at our councils web site about making a new window, I think I read about if you are making a new entrance into your house that yes you would need permission. You would need lintel. We had a back door blocked and the 'builder' did it all himself - no window man.The builder stuck a window in for us. No idea on cost - hubbie did some work for him and he did some for us so no 'price' was paid as such.0
