Opinions on *cheeky* new build offers please?

Hi I would love an unbiased opinion on this situation please:
4bed detached new build on the market for 246000 (off plan)
There are a few available and I don't think they are selling too quickly.
We have had ours valued at 135000 for quick sale (ie. part ex type price).
For us to afford it we would need to find the balance between price for ours and price for new one obviously, for example: achieve 135000 for old house - could not afford to pay more than 225000 for the new house. This would be asking for a drop in RRP of 21000. Too ridiculous an idea to contemplate putting to builders? Thanks!

There's no such thing as a cheeky offer. You offer what you can afford/what the house is worth.
