Extension without completion certificate mortgages..

We are looking at a house which has had an extension built but has not got a completion certificate. The house is in Scotland and appears to be a re-possession, does anyone know if it is possible to get a mortgage for this type of situation and if so which lenders would be best to go with or should I see the dreaded financial advisor.

Our house has been on the market for over a year now and we received some offers way below valuation when initially on the market. We have some recent interest and one very low offer just now which looks like we may accept if they up the offer a bit more. Basically what I'm saying is we have a few houses to see this weekend and want to start the ball rolling on Monday or Tuesday with our finances as previous mortgage offers have now lapsed. I think we will need to move fast.

Oh, I forgot to say we will be looking at between 10 and 15% deposit depending on our sale price.



I can see the next few months being very stressful:eek:

    google lthe local authority where repo is followed by letter of comfort
    also if work not completed surveyor could recommend retention of some funds until work complete
    what do you mean the dreaded financial advisor?
    when you need an electrician do you say the dreaded electrician or joiner etc
    it is the dreaded mortgage adviser who will be able to help you here, not joe bloggs down the pub!

    Sorry, I didn't mean to offend anyone it's just that I have been stung on two separate occassions by financial/mortgage advisors. On my first house purchase I wanted to keep an endowment I already had running as a savings plan and get a repayment mortgage, but was advised not to.( We all know what happened to endowmnet mortgages).The second occassion I was stung by a load of hidden charges for the advisors, that had not been discussed previously, at the end of signing all the mortgage and insurance insurance policy contracts.

    Anyway back on topic and I'd appreciate any help, what is a letter of comfort and how canI use it?

    As an aside I am morally against benefitting from re-possessions but the act has already taken place. It will rankle with me but the benefit my kids will gain if we manage this house move would be enormous.

    I am not asking the address I am asking the county so I know the local authority!....blo&dy hell the west of scotland is a big place with plenty repos!!

    Is it Argyll, Ayrshire, Renfrewshire...all I am doing is trying to help you...

    East Dunbartonshire is the region, but I've done a Google and can't find anything relevant for the address, then again I don't know what I'm looking for. So why would a letter of comfort help me?

    From reading these I can understand what it is. It appears the best way ahead for me would be, after another viewing, approach the vendors and ask them to get a letter of comfort as it may cost a few pounds. I don't know if they would be willing to as they are also the re-possessors bank/building society? After that arrange a financial advisor and ask them to sort the mortgage stuff.

    Would it be possible to get all this sorted or in place by Tuesday next week as we may be accepting an offer on our place by then?
