or is it as expensive as getting it done by an agent etc...
I only bought my house 2 years ago, thinking of selling, have all the info but I guess I'll have to get the Energy Certificate again and do the searches.
Has anyone done one themselves or is more cost and time efficient to get it done (ie is there not much in it!!?)

I did it myself when they first became neessary but the prices have come down so much now that I have bought mine from https://www.hips4u.com for just over £200 including VAT. When I did my own it cost about £230 with the official searches.
There is no need to pay an exorbitant fee to an EA.Everything that is supposed to be in heaven is already here on earth.

even the internet outfits offering them cheap who do them mess them up
good luck, as its your neck and your agents if you do
its a legal pack after all.My posts are just my opinions and are not offered as legal advice - though I consider them darn fine opinions none the less.:cool2:
My bad spelling...well I rush type these opinions on my own time, so sorry, but they are free.:o0 -
All the info you need to prepare your own HIP is on the Gov site here (EPC you have to pay for).
as the online providers ( see Doozergirl above) are not much more than it would cost you, and a lot easier, it's only really worth doing for the personal satisfaction rather than the moneysaving. Google 'HIP providers' for more.
Agents/solicitors will charge more. Whether they are less likely to 'mess them up' is open to debate!0 -
If it a simple, freehold registered house, it quite easy to do yourself. But as said, the cost is about the same as a cheap online provider.0

and please remember that you must order an 'official copy' of the title register and plan, not the downloadable version from the landregistry.gov site.0

For my leasehold flat, of which I own a quarter share of the whole building, my pack was a right mess.
No official title plan.
No copy of the lease.
No evidence of title for the freehold component.
No apology or refund even when I copied in the lease and paid for the extra evidence of title document.0 -

No it was one suggested by my EA but was £250. At the time I felt is was good value but the pack was sent to me in a very cheap and nasty way. All contents as separate files but I was able to put together becaase I have pdf creating software. This means I could stitch in the missing documents and copy of the lease.0 -
Typical agent. £100 profit for the agent on that one.0

problem with not using a local lawyer you plan to do the conveyancing with is that:
1. so often the internet ones do not put an epitome of the unregistered deeds in it - as they do not know how as it is too legal for them
2. do not put a copy of the lease in it - as that can cost up to £20 at the land registry
3. are difficult to get hold of if there is an error
use the same person you intend to have your conveyancing with - they may even do you a dealMy posts are just my opinions and are not offered as legal advice - though I consider them darn fine opinions none the less.:cool2:
