Lodger in rented property

I am looking at renting a propery on my own from December as my housemate has just bought with her boyf and will be moving out once the current T/A is up.
1 bed properties where i live are approx £450-£600 per month, whereas 2 bed properties are approx £525-£600 per month.
I can afford to spend £600 max per month on a property so it seems more sensible to take on a 2-bed place.
I think that it would make more sense if i could 'let out' the spare room for some extra cash.
I will be taking on a AST and most of them do not allow subletting. However, does a lodger count as subletting? Technically, they would count as part of my 'household' as they would be sharing kitchen, bathroom etc etc,
Sorry if this seems like a daft question, but i've never rented on my own before.

why take on a 2 bedroomed place if there is only one of you ? you could save the extra rent towards a deposit for when you eventually buy your own home ?
Re sub-letting, negotiate this with the prospective landlord - explain your situation - landlords prefer to know what is going on up front.0 -
Because the difference in rent between 1 and 2 bedrooms is only about £50 p/m and I could potentially charge a lodger uptp £300 p/m.
I figured that it won't cost that much extra on my utility bills, so thought it would enable me to save a bit quicker.

I think that anyone over the age of 18 who is living in the property has to be on the tenancy agreement.Quidco cashback paid out so far £745.89 :j0

Why would anyone pay you to be a lodger with no security when they can pay the same amount and be a joint tenant with all the security you would have?
Also, if you were the only 'tenant' you would be liable if the 'lodger' ran up bills or caused any damage as it would be your deposit on the line.~A mind is a terrible thing to waste on housework~0 -
I would also doubt if you are renting and have an agreement your Landlord wouldnt want you to be sub-letting as I guess it would be"The time is always right to do what is right"0
