hips4u.com 'express' service?

Hello,

Felt compelled to sign up to the forum today and query the so-called 'express' service that the firm hips4u.com have offered me on a few HIPs I have placed recently.

Their website indicates a set price, but upon quoting and speaking to a member of their sales department, I was offered an 'express' service for an additional £20 that would ensure that my HIP was market compliant as soon as possible (3-5 working days I believe).

Well, as I say I've placed a few orders with them in the past and have been very pleased with the level of service, especially during the production, where upon discovery of a few niggles, I've found them to be very helpful.

Yet this whole 'express' business seems to be nothing more than a complete fabrication!

With the login details given to me upon placing each order, I have looked online and tracked the progress of the HIP. Each time the land registry documents appear to arrive within a matter of minutes (impressive!). I then subsequently complete the questionnaire myself online and then it's down to the chap to come round and do the energy assessment - these I am lead to believe are all that's required to be able to begin marketing the property?

First time, I paid £20 for this service and got my 'marketable' HIP within four working days. The other two occassions I opted out of this 'service,' and still the land registry documents came through in minutes, I too completed the questionnaires and again the assessor(s) called within two days to make an appointment.

My point? It just doesn't seem worth forking out for this extra 'speedy' service as from what I can see, the pace of the HIP production isn't any faster for it. I know basing this opinion on three HIPs is hardly conclusive evidence, but it does seem to indicate that it would probably be wise to save yourself £20 or so and put it to better use.

Anyone else noticed similar, or maybe it's sheer coincidence?

    It is a waste of £20!! I have got properties Market Ready in 4 hours! ( do the EPCmyself though). I do not charge extra for this service.

    Common con iam afraid. Anyone with an account can get the LR official copies in seconds and the PIQ, sales statement and index can be done in minutes. Its only the searches and EPC which take longer.

    and you only need to 'order' the searches to be compliant.

    The EPC is the time barrier and we get that ordered within 15 mins and it tkes place as quick as you - the public - allow the Energy Assessor into your house. My record is a 2.5hr marketing ready HIP
