Free House Price Valuations

The MSE newsletter this week talked about the free websites - Nethouseprices, Houseprices and RightMove - which list how much properties sold for.

I appreciate that it takes approximately 3 months post sale for the information to become available but I wondered if anyone knew why some properties do not appear at all. I know of 5 properties that have changed hands in my immediate area in the last 2 years and yet none of them appear on any of these sites.

I would be very interesting to find out if anyone knows why this is.

    - Shoddy paperwork.

    - Mistakes in databases.

    - dodgy solicitors in league with estate agents, investors and developers hiding the truth from HMRC ?

    the 2 places that have sold in my block have both registered but were executors sales and under performed the estimated prices on hoopla and the likes--not always a true picture of places when execs are involved in a block with an aging 'population! a new generation is taking over but the prices are depressed unaturally

    Add to the list, zoopla and ourproperty.

    I find zoopla is just over one month behind, on Scottish sales at least - in early March, January's figures are published. I expect, in early April, to be looking at February's figures.

    Note that the dates shown on these sites are the 'settlement' or 'entry' dates, and that the acceptance of offer, etc may have taken place a month or so before these.

    As to why data is missing;

    Faulty Databases
    Faulty Data Transfer
    Faulty manual procedures at either Solicitor or Land Reg/Reg of Scotland

    I read somewhere else in MSE that the forms to be sent in to register the sale have an option not to make the details public - I've never seen one, so couldn't confirm or deny this, but maybe folks in your area are more secretive than others?

    The two sites above are the main ones I use, and I've sometimes noted differences between them for the same street and/or area, but it's mostly just one property here, another there - nothing major; but if you want a full picture, it may be worth consulting all five of the sites named so far to see if your neighbours show up anywhere.

    I think auction and repossession prices do not appear on these databases.

    I know of a repossession in our road that was sold in summer last year, but still not on nethouseprices or any other.
