extortionate agency fees- renting

    It's exhorbitant and unjustifiable - esp as they will also be charging the Landlord.
    If you've signed an agreement, you've got a problem. If not, walk away.

    it is outrageously expensive but i expect they told you what the fees were and it would all be in the website, sometimes they have credit check fees, then admin fees-
    i dont undertsand why you didnt check to see what their fees were before going with them as there probably is another estate agent in the same town without such excessive fees.
    the properties they let are probably to a good standard though- are you sure there is no rent in advance included in this?
    you have to pay it now as they would have been upfront about how much they charge for this- cant believe you didnt check as all estate agents charge loads of money- some keep it to minimum-others pile it on

    It's high time that LAs were forced by Govt regulations to display their fee structure in foot high print on the windows of their offices.

    As others have pointed out, the LA is also charging the LL for these same costs, sometimes as one off fees at the start in addition to the % they rake off each month, so effectively "double-dipping" into the pockets of both LL and T for the very same work.

    Jowo's comparison with a restaurant meal is a ridiculous one IMO - the restaurateur is not a go between who is effectively fleecing both parties to the deal. Estate agents are "singled out" because their fees as charged to Ts *are* non -justifiable and excessive, and because having a roof over your head is a very basic human need.

    Tenants should continue to write to the Housing Minister and to their local MPs to voice their dissent about such spurious charges. www.writetothem.com

    Wherever possible use a professional private LL who self-manages his/her properties - contact your local LL association or the Private Sector Rentals team at the local Council for a list of accredited LLs. There is generally very little benefit for a T in using an LA.
