Hi,
I'm after some advise, we have just bought a property that needs a lot of work!!! But I wondered if anyone could help with the following:
1. I would like to move the staircase (it is currently horrizontally accross the living room) my dad suggested moving it vertically allong the flush wall to increase the living room space and also the landing space upstairs. Will I need planning permission for this?
2. The extension that is on the house has a flat roof, we are looking to change to a pitched roof due to leaks etc and then morving our kitchen into the extension. Will I need planning for this?
I have looked on the internet, but there are many conflicting stories....I will phone our local BC nearer the time, but we haven't completed yet so we don't have measurments etc to give them.
Now I'm getting worried as we havn't got a huge budget and need the roof to be done before we move in....
Thanks in advance

1. You won't need Planning Permission, but you may well need Building Regulation Consent. If the moving of the stairs in structural, which it often is, you will propably need consent. Just call Building control at you local authority and ask them.
2. Possibly. It depends on pitch etc. Again call the Local planning authority and ask them.Eat vegetables and fear no creditors, rather than eat duck and hide.0 -
Re. the new roof - I presume it is single storey? You need to look at Class A of the GPDO - http://www.opsi.gov.uk/si/si2008/pdf/uksi_20082362_en.pdf (look at Class A on page 3) to see if it is permitted development - depends on size, depth, height, proximity to boundaries etc.0

1. 99% none required.
2. maybe. they dont usually like any changes in roof pitch. but an extension at the rear, maybe ok.Get some gorm.0 -

Your best bet for getting them to agree to a pitched roof is to match the pitch of the main roof of the house.Do you know anyone who's bereaved? Point them to https://www.AtaLoss.org which does for bereavement support what MSE does for financial services, providing links to support organisations relevant to the circumstances of the loss & the local area. Tyre performance in the wet deteriorates rapidly below about 3mm tread - change yours when they get dangerous, not just when they are nearly illegal (1.6mm).
Oh, and wear your seatbelt. My kids are only alive because they were wearing theirs when somebody else was driving in wet weather with worn tyres.
