House i want has gone to sealed bids on monday, i want to buy the house cash, but the bid form asks for proof of cash, however the cash will becoming from a variety of sources ie bit of savings bit of stocks beeing sold etc. Do i have to include bank statements, stock certificates etc? also it asks for conveyancer details but i won't be appointing that unless i win the house, so thats another part of the form blank, don't want my bid thrown out because of this any ideas anyone?

Re the conveyancer details - get a quote from the various solicitors you might use, choose one but don't get back to them yet, and put their details on the form. If you win, you will have plenty of time to phone the solicitors and accept their quote before the memorandum of sale arrives by post from the agents. That is perfectly acceptable to the solicitors - provided you do get to them on the phone. Where they get a bit miffed is if they get the sale details blind through the post without having any confirmation from you that they've been instructed!
Re the cash proof - don't know the answer to this although I would imagine that any details you supply are for the agent to check you have a valid offer, not for open circulation. I would include copies of the relevant statement but with the account numbers etc blanked off for security. Can you not ask what they want in your circumstances - explain you want to maintain your privacy but are willing to be as open as possible within that.Adventure before Dementia!0 -
I would imagine cash means cash, not liquidatable assets. Perhaps a letter from an accountant might suffice?
Do you have a solicitor?0 -
i would give details of how long it would take for you to get your hands on all of the cash too.Mortgage free Start amount feb 2014 227000. Current amount nov 2014 217000.

At the moment I would not treat you as a cash buyer, you are cash from a the related sale of items. You will need to show the EA or solicitor, depending on who the info goes to how soon it will take to actually get the cash. The EA will need to see this info to comply with the money laundering regulations.
Speak to some solicitors, many won't charge you for instructing them, only when they actually start to work on the case.0
