Im paid up until the 23rd of march at the moment, so if i was to pay april's rent when would i have to give my notice?

I thought it wasn't necessarily the rent day that counted but the day the initial tenancy started (although the two usually coincide)?
OP, I think you need to double check on which day your tenancy started. If it was, say the 23rd of November 2008 for a 12-month AST (or 23/4/2009 for a 6-month AST) then it expired on 22/11/2009 and you've been on a periodic tenancy since then. If so, you need to give notice by March 23rd and leave on April 22nd.0 -
To leave on the 22nd April, you need to give your notice BEFORE 23 March. You can just give her your notice now if you like, but it will still be for 22nd April.Should've = Should HAVE (not 'of')

Oh, and I also think it's worth pointing out that it doesn't matter what was written in your contract. Once you've moved on to a periodic tenancy you only have to give one month's notice, while the LL would have to give 2 months. The dates are still important though.0

So your last day will definitely be the 22nd of the month of your choice - 23rd to 23rd is one month and one day, if you get caught by that you will have to pay for another full month. :eek: The landlord must receive your notice on or before the 23rd of the month, if it arrives a day late you will be contracted for another whole month.Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0 -
so if i give her my written notice as from tomorrow, but tell her i will be out by the 22nd April, then she would have to accept that as my months notice0

Yes, providing you are out of the fixed term which it sounds like you are. If you think the landlord is going to be difficult I would suggest having proof of serving notice to quit - send the letter recorded delivery, keep the receipt AND check that she has actually signed for the letter. If your landlord still claims you need to give two months notice direct her to Landlordzone (see link) or come back to us and we will advise you further: http://www.landlordzone.co.uk/notice_to_quit.htm
