Buyers won't exchange till they have tenants!

    This is a ridiculous situation. Do the prospective tenants know what items of furniture are to be left or is it an unfurnished tenancy ? To use the house as a showhome when it will not look anything like it is when vacated is just misleading to the tenants. Your estate agents are at fault for entertaining such nonsense. The buyers can try this excercise when they own the property on their own time. Letting a vacant property must be an easier task.

    You are being taken for a mug.

    They are looking for tenants at your risk and that of others in the chain- and it should entirely be at their own risk. If they don't find tenants and house prices fall, they can walk away and you'll have lost any costs relating to the purchase of your next potential home, as will others in the chain.

    Your only option is to give them 7 days to complete - take it or leave it. I fear they may leave it but better that now than later. The risk of them walking away is worth it.

    Be assertive for goodness sake.

    thanks guys!

    We stood our ground and after much to-ing and fro-ing today we have agreed to let them bring one tenant next week, and have the contracts exchanged the same day, regardless of whether the tenant is interested or not. We have also stressed that if this doesn't happen as agreed we will put the property back on the market, with no exceptions.

    To be honest, it seems pointless them bringing just one tenant who probably won't be interested cos the house is half-packed away and looks a tip at the moment (not a show home unfortunately!!) but they were adamant that this happen or they wouldn't exchange. I think they realise we are serious and are just trying to save face!

    I attended a course on empowerment yesterday and it seems to have done the trick!
