Were you happy with the price you paid? The valuation came back at £197k. So just get on with living in it and stop looking around.

OP hasn't bought it yet so he hasn't paid anything and he isn't living in it

Just do your comparison discreetly to make sure you are happy with what you originally planned to buy and then move on or pull out. Choice is entirely yours despite what anyone may say on here

Hardly. Its messing with peoples lives.

If the OP can afford 197K and saw fit to offer it having saw the first property then how can you justify him screwing over someone else to save a few quid?

Its immoral but many people lack those basic morals.

It's not messing with peoples lives, the seller has said they are in no hurry to sell. If I bought a flat and every day had to see what may be a superior one which I could have bought for £20k less it would really take the shine off of things.
  • Having gone through this lease extension thing its not as "easy" as some of the posters have put on here
Yes the lease calculator may say £12k BUT you have to speak to the freeholder...they will advise what they want then you have to pay the solicitor fees to get all the new lease drawn up and searches done and may have to pay the freeholders solicitor fees too as he may not have the money....if the freeholder is a nightmare you can take it to a tribunal
THis is from experience my lease had gone down to 75 years so I spoke to my freeholder but she was an alcoholic nightmare that never left the house and caused me misery and she demanded I pay £25K to extend it for another 99 years - I spoke to my solicitor and tooker her to a leasehold tribunal and to court and only had to pay £5K for the lease extension and £450 for solicitor costs!! ;-)
  • P.S Yes its a very emotional thing purchasing a house or flat BUT it is business and you HAVE to think about when you go to sell the property what other potential buyers would do in your position?
I would go and view the other flat and arrange it so you can meet the vendor and ask them about the leasea etc - what are the floorplans? Is it any bigger? How much have they invested in the flat? For all you know it might have had an extensive overhaul for the heating/electrics/plumbing etc etc DIG DIG DIG,
