I'm not sure why you're even considering this place. It sounds awful and not worth the money. And the fact that the EA is so reluctant to show you the HIP suggests they're hiding something even worse than the visible.

Its in the right area for schools for the kids, they could all walk to school which would be a massive relief. I could walk with the kids to the park too and would be able to walk to friends, shops etc. At the moment there is very little thats the right size in the right area, tbh theres very little of anything for sale. We are currently living in the next town and commuting into school each day which is not only exhausting, its costing me a fortune in diesel!!
I get what you are saying though, but realistically at that end of the market I have not seen anything that didnt need tonnes of work.0 -

In my postcode (South West) at least two EAs simply email HIPs to potential buyers, whoever asks.Thanks for that, I think you may be right, spoke to agent regarding HIp today and they will not budge. He did offer to let me see it if I made appointment with their mortgage broker - just to prove we are in position to buy!!! Told him absolutely no way.

Didnt, havent even said I am willing to offer, left it three weeks between first and second viewing and took Dad to second who doesnt actually like it. Its the way they work on all their properties apparently, have asked around a bit and they dont show HIPs to anyone and try to heavy everyone into an appointment with their broker.0 -

Maybe the executors don’t have an urgent need to sell, and they went out of their way to find an EA who fed them the line of ‘waiting for the market’.
This place sounds a lot worse than my mum’s, much more in need of tlc, but I can fully understand your reasons for being interested. ‘Tis horses for courses really.
I suppose you either play their stupid game in order to progress the matter, or just report them to Trading Standards for non-conformance on the HIP.0
