Do I have to provide an ariel

Hi I am hoping to rent my home out and have had a potential family interested, one problem I am having is that the letting agent has now told me that I need to provide a digital aerial in order for them to let the property, can someone tell me if I need to legally do this, I did have sky before and cancelled the contract when I left.

    I never had one when I rented. But I wasn't bothered as I had Sky installed the week I moved in, do you mind them having SKY installed for example which usually means hole through wall?

    I didnt' have a phone line either and paid for that to be installed - £125. LL didn't pay anything towards that.

    Clarify with the agent - does he mean you have to have one for legal reasons, or (I would suspect) that you need one in order to compete successfully with other properties available to rent in your area?

    All other things being equal, will renters go for the one WITH the tech stuff, rather than yours?

    Sky's already been installed so it doesn't seem to be a problem. You don't need a specific "digital" aerial but it should be OK as long as there is either an external aerial or internal (in the loft)

    Oops got the story a little wrong as Im writing it on behalf of my mum and her partner, aparently the tenants are already in the property on a 6 month lease, so they have already moved in and dont want sky tv as they dont want a contract with only being there for 6 months. They moved in last week.

    If you want to be a nice landlord, offer to split the bill in half - or they buy it, you put it up. I don't think there's a legal obligation here; they knew (or should have inquired) before signing that there was no aerial - tough luck for them at this juncture!

    The only thing I can think is that the letting agency advertised the property with a TV point and it actually isn't possible to get a signal without upgrading the aerial or paying for Sky?

    It's not always something that is checked when looking at a rental property so that is maybe why they didn't mention it before. I know when we saw this one, we went through things with the solicitors property lady and there was aerial points in the house so we all assumed there was an aerial.

    Little did we know that the previous tenant had taken it with him.

    Our landlord paid for it but i think it is optional. It wasn't too much to install one especially if they can wait. From a tenants point of view i think i would expect to have access to an aerial, internet and phone lines are more optional in a roundabout way.

    Was there one fitted before you had sky?

    Please....the aerial is a capital investment in the house. It would be nice if you as the owner, bought the TV aerial. And yes, I am a Landlord before anyone asks.

    I'm getting a little tired of the small things that Landlords seem to try and push onto the tenants - it is your house may I remind you. In the long run, a bit of goodwill goes a long way. Plus by doing it yourself, you control the standard of the works, and it saves any quibbles later on.

    Regardless of whether the tenant signed the contract when it didn't stipulate an aerial, is it not good nature to have those things that most of us see as standard in a house as that, standard? I almost beg, pay and move on, knowing that you have a very happy tenant after doing so.

    could they not get a sky box from ebay or a freesat box and use that, unless the dish has been removed?

    No as it is a new property and mum had sky installed, I guess they could still watch freeview with a sky box, even if they didnt have a sky contract maybe.
