Selling House as Building Plot ?

Hi,
I am looking to move and sell my house but as there is plenty of land with the property I am wondering how to best maximise by revenue from the sale. I think you could quite comfortably fit three houses within the grounds of where I currently live.
Does this sound like a good idea and if so where do I start with such a project ?

You may be able to fit 3 houses into the grounds but would itt be possible to get planning permission to do it?

Speak to an architect - a local one that is familiar with your local authority and their local plan. They will assess the plot for the likelyhood of getting houses onto it which meet current Building Regulations and also give you an idea of the local planning departments stance on garden grabbing.
You will need planning permission if you are to acheive the best price for the land. If you sell it with potential but without planning permission, the risk will be taken by the developer and you will not see the subsequent gain.
If you get the planning permission, consider selling it on a website like plotfinder.net - you will find lots of selfbuilders and small developers there looking specifically to build homes. You should be able to save money on EA fees that way.Everything that is supposed to be in heaven is already here on earth.
