Putting an offer in - where to start

FTB here.

Looking to put an offer in for a property on the market at £129,950, for the area quite a good value to on the market at.

Where do you start with putting an offer in?
£105,000?
£114,900?

Can too low an offer be insulting and ruin future offers. How do you word an offer, do you go all desperate to get the house but saying you can only scrape together so much maximum. Or do you list the faults that you think bring the value of the house down. What's the best method?

    What do you think it's worth? I would definitely be looking to bring it in under the stamp duty threshold (£125,000). I would aim to make 3 offers, one fairly low, one mid range and the last one being the maximum you are willing to pay. I think you're unlikely to offend anyone with a low offer, you may as well have a go because you might end up getting it a lot cheaper than you thought.

    Don't worry too much about listing faults with houses, the EA will most likely be very aware of anything "wrong" with a house that would put buyers off so they will probably tune out at this point. Just ring up, say you like the property and would like to make an offer of £X, you're a FTB and you have your mortgage agreed in principle.

    Sounds like a £125k Stamp Duty property to me.

    Assuming you think it’s priced sensibly for your market, from my pov (others will differ!) both of your offers proposed look very silly.

    They’re looking for £125k giving you a zero SDLT rate.

    Don't forget to include the normal gubbins....offer is subject to property being taken off the market, no more viewings, etc etc
