Need to waterproof a sectional garage

Got a sectional garage which lets in water under the panels.

I have tried to seal with silicon sealant but there is always one bit that will not stick to the concrete floor/panel even though I try to clean the floor from dust.

What can I do to make the sealant stick better and what sealant should I use?

I can only seal the worse section from the inside.

Any other tips welcome.

    Try a 50/50 mix of water & Unibond on the concrete floor/panels first, you should find the sealant will stick to that alright.
    Any good quality sealant will do the trick, the one used to seal around baths will do, or cheaper and just as good the one for sealing inside leaking gutters.

    I had a similar problem to you but I used mortar & Unibond, I suggested the above as you might find the mortar method a bit messy.
    I find Viagra saves peeing on my shoe.....

    Sounds like you have a drainage problem, any water falling next to the garage should have proper drainage or a slope to fall away frrom.
    I have a similar concrete sectional jobbie, there is a sloping fillet of concrete at floor level all the way round. Unfortunately there is one wall which back onto our neighbours garage, with a 6 inch gap in between which rainwater falls between. This then soaks up the the wall/floor intersection and creates a damp patch, a real p.i.t.a. Gonna have to extend our roof slightly or cover the gap between somehow to stop it happening.

    For you I'd second the mortar/unibond method, but you can expect dampness to creep up through unless you can do smae on the other side.


    I'd also recommend anyone shopping in lidl to pick up a tube of silicone sealant, and keep it in the cupboard for 1001 jobs, this stuff should be in everyone's tool kit. I also picked up a set of sds drill bits for £4.99, bargain!
