    Just as the recession bit hard a new development of flats down the road from me had their "Grand Opening". My sister went to look around because a)Shes nosey b) There was free champagne, and she actually laughed out loud when the agent told her that the 2 bed flats were asking from £950k. Not only were they flats bland and not very big, but at the front is the A1 which is a MAJOR road - busy 24/7 and at the back runs a brook that is filthy and stinks in the summer. Well today I drove past and saw a big board proudly announcing "85% SOLD" and frankly I just don't believe them. Do estate agents put up fake signs to look like everything rosy?

    They advertise them as being on Kingsley Way but that is actually the road that runs on the side of it and the map linked isn't pointing to their real position. They face onto the A1 which is the road you see in the outside pic!

    Not very big? For a 2 bed 2 bath flat, these seem like a good size.

    In the Finchley / Hampstead area, your money isn't going to get far. If you are really really concerned about this, why not go to the EA Ombudsman or Trading Standards? I am sure they will give your concern the attention it deserves (ie nuisance value)

    Is your sister's life so empty that she has to spend her weekends viewing flats she has no intention of buying??

    It is a fact that they are economical with the truth big time, always have been and in these difficult times they go up a gear i m h o. We are buying a property which according to their particulars has had a recently fitted kitchen, when we quizzed the owner he said it was fitted 4 years ago, now that isn't recent in my book. Another one was views towards the Black mountains...... Yes if you go into bedroom 2 and get in the corner and crane your neck round hard enough, admittedly the views would be fantastic if you sat on the roof. I m h o many are full of !!!!!!.
    I came in to this world with nothing and I've still got most of it left. :rolleyes:

    I work for an estate agents.Yes there are rogues out there but please don't tar them all with the same brush.My company works extremely hard,long hours and puts up with a lot of c**p from customers and vendors,but we still have to smile.A lot of work goes on behind the scenes too.If mistakes are made and found to be deliberately misleading in what is said and written ,they can be prosecuted,fined and even struck off.

    I know someone whose house was advertised as three bed but was one bed. It was designed as three bed by architect but was never built that way. This was explained somewhere in the particulars but not on nthe online advertising etc.

    Anyone know if a bedroom has to clasify as a certain size?

    Only my sister has a "2 bed" apartment. The second bedroom is basically a cupboard leading off the lounge. You couldn't even lay a single mattress flat. You could get one in, but wouldn't lie flat on the floor.

    Estate agents classed and marketed it as a 2 bed.

    Was just wondering hwo far they can bend the truth?

    The only way I can see it matters is that you might have a wasted journey after all if they say sea views and it doesn’t you will soon find out when you view it.

    Pretty sure they can still afford beds, even with the downturn.
