Do estate agents lie on their boards?

Just as the recession bit hard a new development of flats down the road from me had their "Grand Opening". My sister went to look around because a)Shes nosey b) There was free champagne, and she actually laughed out loud when the agent told her that the 2 bed flats were asking from £950k. Not only were they flats bland and not very big, but at the front is the A1 which is a MAJOR road - busy 24/7 and at the back runs a brook that is filthy and stinks in the summer. Well today I drove past and saw a big board proudly announcing "85% SOLD" and frankly I just don't believe them. Do estate agents put up fake signs to look like everything rosy?
Here's a link to the flats if you want to waste your money!

They advertise them as being on Kingsley Way but that is actually the road that runs on the side of it and the map linked isn't pointing to their real position. They face onto the A1 which is the road you see in the outside pic!

Only if they are really tired.
  • A similarly upscale premium aspirational development of 2-bed flats on a brownfield site in my neighbourhood. The developer firstly attempted to sell off-plan about 24 months ago. No go. The development proceeded very slowly.

Immediately upon completion (in autumn 2009), two of the flats sprouted 'Sold' boards. A month or 2 later, the developer itself moved into these flats and converted them to its own 2-story office.

    The remainder remain for sale.

£950k for a flat, what sort of jobs have people got to pay that for a flat.
I suppose the price needs to be high to cover the cost of the free champagne.

    £995,000..... for a two-bed flat!

That would secure a 5-bed, 5 bath detached home with 3-car garage and 3/4 acre overlooking a golf course up my way..... with £200k left over to spend on furnishing it.

The prices are an absolute joke - you can buy 3/4 bed house in the neighbouring streets for the same amount. That's why I don't believe they have really sold any!
