Estate Agent lying???

    You always have the option to not be bullyed by the EA and to stand your grand in terms of value. Whether the EA is bidding you up artificially is an irrelevant consideration if you're judging a property by what YOU think it's worth.

    So what if you lose the property? To use a dating analogy, there are plenty more fish in the sea.

    If you want it to be uber-fair, then maybe offers should be registered on a central database (anonymously but visibly), but I doubt it's worth the hassle.

    My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)

    Always try and cut out the middle man.

    When negotiating, you want to speak to the organ grinder, not the monkey.

    So, give your offer direct to the vendor.

    Having to "consult somebody else" is one of the oldest negotiating tricks there is. Just like how double glazing salesmen always have to "call their boss" during price discussions. It's never in your favour. Fact.

    Estate agents do my head in so badly that I just can't deal with them any more. I'd rather pop an offer through the vendor's letterbox than have to deal with some jobsworth who keeps coming back with lines like "well really they were looking for more than that" and "but it does have THREE bedrooms, you know".

    And just so you know, YOU are under no obligation to the estate agent by the way. YOU do not have to follow any arbitrary policies, protocols or procedures dictated to you by the estate agent, regardless of what they say. You are perfectly entitled to approach the vendor directly if you can find a way of doing so. If the vendor has any commitments to the estate agent regarding introductions or whatever, that's his/her concern and not yours.

    The EA in the OP seems pretty good to me. The seller is their client and I would like to think if they were selling my house they would use every trick in the book to get the highest price possible.
  • I've been very busy today in this section of the forum!

    I've just put an offer in on a property and the EA has told us that there has been a higher offer, which we can't match. I strongly believe the EA is lying and I'm meeting the vendors later for a 2nd viewing, so hopefully will be able to challenge their knowledge of this second offer.

    If the EA is lying...and I should be able to prove this...what should one do?

    How do you know the vendor is not complicit in this and trying to bump the price up? You could alienate them and on your other thread you are saying your offer has been accepted so you have not been forced up by a phantom bid anyway?

    Don't waste time as they are not user friendly to phone and do NOT want to get involved. They do not seem to want to be there for the public just their memebers. Perhaps others may know more effective authorities to all.

    Consumer Direct were good about a fridge issue, for me, but not sure if they get involved in EA issues?

    So so true.

    I had a viewer who was up his own rrrr's.

    He went on about the EA being so rude and unhelpful BUT by fluke I was in the EAs office, the day before, when he rang them to make the viewing. What an idiot?
